In the AEC
industry, the advent of building information modeling (BIM) concept was
considered by many as a move towards better design of 3D technology computer
aided (CAD) and 2D. Very
few have seen as an interdisciplinary, collaborative tool that will change the
workflow of the design-build project, the structure of AEC companies, models of
training teams, management distribution models, and the role key disciplines involved.
It is a much
broader concept that involves a preconstruction planning and multidisciplinary
coordination for the construction of facilities virtually model using embedded
intelligent parametric objects with precise information rich. This
intelligent model can then be used by all stakeholders to take their views and
relevant information leading to the capture of timely decision and delivery of
the project.
In the
traditional 3D CAD, depending on the scope of the project, the architects prepare
a set of construction drawings, including plans, sections and elevations. It
is prepared in the design and planning phase using the details of all key
stakeholders, including designers, engineers, contractors and subcontractors
MEP. Since
a single database model is focused on the details required for all disciplines,
all changes made by one of the team members are automatically updated
throughout the model plans, sections and elevations. Thus,
all members of the project team are updated on any changes made by other saving
time, reducing the cost of duplication and increasing the overall quality of
construction drawings sets. So
make small changes in the architectural plan would result in these changes
appear simultaneously in the section, elevation, or schedule for the same
change of plan.
In addition, 3D CAD model building are blocks of
lines, circles, arcs, and other graphical entities that do not have the
flexibility analysis of data. These
models are only geometric objects without detailed settings that are required
throughout the supply chain of the ACS. However,
BIM models include building components and smart systems, including columns,
beams and walls, which contain data for rich settings. Carefully
planned and implemented a model of BIM is not only essential in retail
construction; valuable
information on the spatial coordination, geographic location, statements of
quantities, material requirements, schedule and project costs can be retrieved
when needed.In essence, a well planned BIM model accurately represents the entire life cycle of the project design. Although the preparation and implementation of BIM strategies requires a considerable investment of time, money and effort, the benefits are multiple and long term. With BIM modeling can not only help in the design and efficient construction, but also provides prefabrication and benefits of facilities management.
